Brown Commercial Group negotiates 30,000-SF sale of O’Hare building

Brown Commercial Group negotiated a 29,768-square-foot industrial building sale in Chicago’s O’Hare submarket. The building at 104 Foster Avenue in Bensenville, Illinois was sold to Meyer Concrete Pumping and Conveyor Service, LLC, a concrete and material placement contractor. The company was expanding from an 18,000-square-foot leased space in Des Plaines, Illinois.

Brown Commercial Group partner Trinity Scurto and broker Pat Crowley represented the seller, Windy City Cutting Die, Inc, in the transaction. Brown Commercial Group broker Candace Scurto represented the buyer.

“We continue to see industrial tenants looking to expand and, in some cases, buy their own space for the long-term stability it provides,” said Trinity Scurto. “This property is in the DuPage County portion of the O’Hare submarket, which is highly sought after due to its low tax structure and convenient location.”

Over the past several years, the DuPage County industrial market has experienced low vacancy and a shortage of small to mid-sized properties for lease or sale. The Bensenville building provided a larger footprint for the buyer and a layout that allows large pumping trucks to maneuver efficiently.

Meyer Concrete Pumping and Conveyor Service, LLC was formed in 2012 as an extension of Meyer Materials Company, a family operated concrete placement service that started in 1965. The firm’s coverage area includes the Chicago metro, southeast Wisconsin and northwest Indiana.
