Here is what it means. My analyses, opinions and conclusions were developed, and the report has been prepared, in conformity with the Union Standards of Professional Appraisal Practice and the American Society of Appraisers Code of Ethics was followed.  Most lenders require that the appraisal follows (USPAP and ASA) I hope this helps in the understanding.
